House 145, on Central Sisawat Street, is a two level cement villa with three graceful arches, built by a Frenchman in the 1960s. It was added to the AHL portfolio in 2005. Renovation took about a year.
When AHL first visited this building, the front garden had been fitted with a small rental house and a noodle stand. The main house had no kitchen and the family cooked in the living room. The upstairs bath was only 1 meter wide!
The house is designed in an airy, open-plan style. Ventilation is excellent. Parking has been moved to the rear and a garden installed in front. An eat-in kitchen has been added off the main room. A big new window in the stairwell brings light to the upstairs. The upper porch is finished with a single roof. The upstairs bathroom is spacious and well lighted. Soundproof and heatproof ceilings increase comfort. The wooden floors upstairs gleam with beeswax.
Property description
House 145 is located near the ETL headquarters complex and thus is only minutes from downtown.
The house has two upstairs bedrooms, one with an attached dressing room. Also upstairs is a bathroom and an open space suitable for an office or TV room and a large porch overlooking the garden.
The ground floor is open plan with a combined dining and living room. A side room is suitable for a guest room or office. The kitchen is a separate room attached at the rear. There is a bathroom on this floor and a front porch overlooking the garden.
The configuration of the building permits excellent convection cooling from the garden to the upstairs spaces, minimizing the need for air conditioning.
Outside there is a staff toilet and a utility room that could be a maid's room.
The property has a large front garden with a high fence for privacy and a large gazebo for relaxed reading.
Parking space for two small cars is to the rear of the building.
